I have a room under a double garage and only 1/2 of it is available.

The center framed wall cannot be moved as it is a bearing wall. Too expensive and perhaps impossible to get a 19' steel beam around corners and into the room.

My question: is 9.5' wide by 19' long too narrow for a HT??

MIne is 22 X 10 and I have four chairs in there. It is small, but efficient. You might be a little narrow, but that depends on seating ideas.

Thanks, Don, you have been a great help. I think I will proceed with the 9.5'
room. The entrance door will be located near the front and will thus allow me to have 3 seats in the back row and two in the front. After seeing your pics,
I will be using metal studs in order to give me a bit more width. My equipment shelves could be installed in the framed bearing wall as well as "insetting" the DVD shelves. I would send you some pics of my basement room; but I don't know how to add them to this site. Is there a way we could comminicate directly via email?
