Receiver for 5.1 + kitchen on/off + extra zone (1 Viewer)

Hi it would be great to hear you opinions on what receiver + amp (if necessary) would power me right. Here is what I have:
- 5.1 minx s325 speakers in main tv area
- l/r wired ceiling speakers in kitchen (will only ever play same source as 5.1 but need to turn on/off)
- 2 sets of exterior speakers wired (to play either same sound as 5.1 or something else simultaneously)
Budget around 1,200 for the receiver + amp
Would ideally love to control all from my iPad.
