Decision on a sub? (1 Viewer)

I currently own a set of ELT rockets with the UFW-10 sub. This is my first HT setup and now I want more sub. My room size is about 21x16 with 15 foot cathedral ceiling and open to my breakfast and hallway area. I thinking about the UFW-12, svs pb12+2, or a diy sub. I think the UFW-12 will sound awesome but it is a sealed sub and I am 90% HT. I know the SVS will shake my neighbors house but this sub is huge and the diy sub, well I pretty handy with the tools but I must invest plenty of time and research which I will do to get an awesome sub. Does anyone have any suggestions?
