This is the information that I was really after. I have not enlisted a realtor and really did not plan to. It just seems to me that if we cut the realtor out on the sellers end then the house drops 6% before we even start to negotiate. I guess I just view a realtor as an added cost because the higher the house sells the bigger the check they receive.

True to some buyers but the problem with that is going to be finding a house that is not listed through a realtor. Once one is in the picture you can't cut them out. A seller that is not listed with a realtor might not be willing to drop that 6% out, that's one of their reasons to try to sell w/o, to maximize the equity they will receive at the end of the sale. I would think more realistic would be to split it to 3% each just like the realtors do.
