House Leaking

Two years ago I built this house. It is a 1 1/2 story house with the garage/basement under it. The garage side faces west where all the rain comes from. Since day one, I have had issues with water getting in somehow. I see water spots in the ceiling tiles in the garage after heavy rains. Remember this is a brick house with a 1/2 inch space between the brick and the plywood. It is also wrapped with Tyvec. Above this spot there is a decorative window


I also get water on this windowsill.

The first thing I did was caulk around where the window meets the brick. Still a leak somewhere. Then I caulk around the octagon attic vent. Still leaking. I was thinking that the wind might be blowing the rain through the vent, so I added another octagon vent in front of it. I had to buy a 32' ladder to get up there. I thought I got it! A few storms and no water on the windowsill.

Now we got 2" on rain the last day with high winds (57mph) The ceiling tile has water stain on it, but the windowsill is dry. The only thing left that I can think of is the ridge vent is letting water in. Now this water has to run down over 30 feet somewhere to get to this ceiling tile. There is no other sign of water anywhere else.

Does anyone else have a ridge vent? Does it leak? Any other thoughts?

I had a ridge vent on the home. Had it removed because it leaked. Here in Okalhoma it rains sideways sometimes. I had it replaced with the standard roof vents. No more leaking.

Yea, we had some 50+mph winds here the last time it leaked. I am kind of stuck with the roof the way it is for a while though. I would try fixing it myself it it weren't so high off the ground.

Did you ever attempt to recreate the leak with a hose? I would reccomend doing in a step-by-step approach and eliminate each possible problem area.

Start by using some tarps to eliminate mis-sprays and simply hit it with the hose and through a process of elimination, you should be able to narrow down the problem zone.
