Remodel-metal roof question

Hi forum buddies. With the exceptional low mortgage rates today I am going to refi my home. Yesterday it dawned on me that I could do an addition (man cave and spare bedroom) and keep the same payment rather than reduce my already affordable payment.

Trouble is; I have a 2 story home wth a gable metal roof.

I could do a one story adon but would prefer a two story.

Can I do that without having to replace my entire roof? Remember; it is a metal roof - that likely complicated things... (read:$$$$)

Does anyone here have experience with this sort of thing? What do you think?

There's probably several things you can do. Run the roof for the addition perpendicular to the old roof is just one thing you can do. If you're planning on just expanding - i.e. making your house longer, you will also have to match siding material, etc. If you bump the addition out forward and back, run the roof perpendicular you'll have an easier time with the finishing.

Not sure what type of house you have, but nothing screams addition than what I like to call the lengthened house. 10 feet tacked onto the end of the house following the exact lines of the existing house. Especially in a neighborhood of non-lengthened houses.

Look at pictures - tons of pictures and then when you think you're done look at more pictures. Nothings worse than just finishing an addition and then seeing a house and saying 'ah we should've done that'

I've remodeled my house tearing out everything to the studs. Then when that was done, I did another addition - it was a cape, we went to a full 2nd floor with a full walk up attic. We are planning another addition shortly. I do most of the work myself - I worked as a carpenter at one point in my life.

Thanks Mark. I'm afraid that I was mistaken. I have a hip roof not a gable. Jump back kick myself. Haiyyyye!

The HIP roof is the primary issue. I have a deck over my garage and thought about converting the garage and buildng a new garage, but there is a dumbwaiter to the kitchen in the garage. The plot plan is a bit restrictive also. I only have room on either side or front - not the back.
I am thinking a 1 story may be it for me. I had really hoped to put a gym on the second floor off the master bed.
Also; the first floor is concrete block construction. I am not sure how much that may complicate things
