You can still get 6%, Bankrate is showing high 5% ranges for 30yr fixed, although with little credit history the poster probably wouldn't get in that low. And with a $40k/yr salary he may be able to get into the $150k range on some type of interest only type loan with essentially no money down.

$150k homes do not exist in the DC area. Anyone thinking of buying at that level needs to consider commuting, from WV- and not Charles Town, either, I'm talking Elkins.

Haha, you got that right.

I'm going to move to plan B, which is to marry money.

It looks like renting is cheaper than buying almost certainly. I'm paying $1100 a month for rent, about $500 less than the neighborhood average for a one bedroom condo. Plus, I'll be looking for a better job around the new year, too. So as Homer Simpson might say, "I'll just hide under some coats and hope everything turns out alright."
