Floor Plan Layout
It won't let me post the picture of my apartment because I'm new here, but the pic is hosted on a dead site and it's clear I'm not trying to drive traffic there, so hopefully I won't get in trouble for parsing the url of the image of the layout of my apartment:

How should I lay out the theatre in my apartment?
Obviously I'm sacrificing having a normal living situation here to put something nice in my apartment (projector). Now how do I lay it out?
Parameters:
-In the image, the lengths in question here are 26'6" and the shorter 17'7".
-It will be a projector system, and I have ZERO of the components yet
-there are neighbors on each side of the apartment, although the current tenant says he has never heard them. It's a bottom floor apartment, and the ceiling has 6"+ thick concreted, so I'm not worried about outgoing noise above.
-I never use the window. The view is horrible and I have always left my blinds closed 24/7 anyway. I am not opposed to blocking it permanently.
-I would like to be able to seat 12 (is this possible?)
-My budget for absolutely everything (I have no components except a DVD player) is $11,000
The Question? How should I lay it out?
