Looking for info on selling my house on my own.


I currently own a little starter home. I wasn't going to sell it yet, but I have someone who is interested in purchasing it from me so I'm going to look into it. I'd rather not involve a realtor if I don't have to. In this case there wouldn't be any need for marketing or showing the house. I have no idea where to even look for info on what steps I would need to take to sell the place myself.

Anybody have any advice or suggestions on where I could read up on the process?

Get hold of a local Mortgage Broker, maybe even the one who did your last financing. They should be able to pre-approve your buyer, direct you to an attorney.

Save the commission money.

P.S. If that fails then get Real Estate Agent, tell them you have a Buyer, offer them 500 Bucks to get everything done.

I have a buyer on my FSBO, which required marketing. You don't have your location listed, but these things can vary by state. You DO NOT have to have a real estate agent involved, as their job and purpose is to find buyers for houses. You have that.

Who you need to talk to first is a title company. If you have a friend who did a FSBO in your area, ask them who they used, and if they were satisfied. If not, start calling title companies, tell them what you need done, and ask how much they charge, and what is needed to satisfy local requirements. Some areas require real estate attorneys, some do not. A title company will know what you need. They can also provide the forms you will need to draw up a contract between yourself and the buyer.

Typically, as a seller, you will be paying for the title insurance commitment, owner's title insurance policy, the sellers documents recording, half the settlement agent fee, and half the document prep. The rest is on the buyer, much of which is related to the loan.
