Get hold of a local Mortgage Broker, maybe even the one who did your last financing. They should be able to pre-approve your buyer, direct you to an attorney.

Save the commission money.

P.S. If that fails then get Real Estate Agent, tell them you have a Buyer, offer them 500 Bucks to get everything done.
